This project is the redevelopment of the former Medical Arts building from a 16-storey medical office and clinic building into residential apartments. The redeveloped building includes amenity spaces and medical clinics on the main and second floors, and residential suites in the tower. Factors of complexity in the project included phasing the design and construction to allow continued occupancy by medical clinics in areas of the building during the renovation, replacement and repurposing of major mechanical equipment, and routing of risers and services in a building not originally designed for residential suites. A four-pipe fan coil system made use of the existing chiller plant and central risers, with added new equipment including high efficiency condensing boilers and central heat recovery at 88% efficiency.
